ARADA awards Nasma Residences Phase 2 construction contracts to Intermass and Klampfer Middle East

Sharjah, United Arab Emirates: 13 February 2017 – ARADA has awarded main construction contracts for Phase 2 of Nasma Residences, a fully self-sustained villa and townhouse community in the heart of New Sharjah, to two separate companies.

Sharjah-based Intermass Engineering & Contracting LLC and Klampfer Middle East LLC, a joint venture between Basma Group and KBW Investments, will construct the 184 villas and townhouses that make up Phase 2 of ARADA’s first project. Mobilisation onsite will begin in February, and handover of units to homeowners is scheduled for the first quarter of 2019.

Launched in March 2017, Nasma Residences sold out the first of the community’s five phases in less than a month, making it the fastest-selling residential real estate project in Sharjah. In total, the project contains 800 homes, and is scheduled to be completed by the end of 2019.

The main construction contract for work on Phase 1 of Nasma Residences was also awarded to Intermass Engineering & Contracting LLC. Enabling works began onsite in September last year, and the first phase is on track to be delivered to buyers by the end of 2018.

The news follows the announcement in December that the world’s largest private education operator, GEMS, will open an international school in Nasma Residences, ensuring that homeowners in the community have access to premium education for their children on their doorstep.

HE Sheikh Sultan bin Ahmed Al Qasimi, Chairman of ARADA, said: “This year is a hugely important one for Nasma Residences, as we work towards handing over our first homes in the final quarter. These contracts for Phase 2 of this community shows our commitment to homebuyers to move quickly and deliver on schedule.

Spread over an area of 5 million sq. ft., Nasma Residences has been carefully planned to ensure a balance between living areas and community facilities. ME Construction News: The Mid-Range Housing Approach

It’s no secret that one of the biggest challenges facing governments in the Gulf is finding enough housing for their residents. Demand for mid-range housing, specifically, in many parts of the region has now reached a critical level. Governments are taking steps to address this need – in Dubai, local authorities recently announced that they will consider enacting legislation to enable the provision of middle-income housing in certain core areas of the city – but the onus is also on developers to be ready and capable of taking on these kinds of projects.

How do we define mid-range housing? Consultant JLL defines “middle-income” housing as property provided by the market which is affordable to the middle tranche (40-60%) of households, on the assumption that they spend no more than 30% of their gross household income. The consultant says that in the UAE, an affordable sales price is about AED 790,000, with an affordable annual rate of AED 72,000 (around AED 6,000 a month).

The first issue developers should be aware of is that the demand is certainly there. Historically, there has been a tendency to focus on luxury property among some developers and in certain parts of the Gulf, as the returns tend to be higher. However, a different approach is needed. At ARADA, for instance, we believed there was significant unmet demand for well-designed master communities in Sharjah priced at an accessible price point. We launched our first project, Nasma Residences, in March 2017, and it quickly became Sharjah’s fastest-selling community.

Home-owners in Nasma Residences will also benefit from proposed improvements to the transport network between Sharjah and Dubai. In February 2017, Dubai’s Roads and Transport Authority (RTA) announced it would invest a total of AED 1 billion to implement enhancements and upgrades. The plan details widening a 12-kilometre stretch of Tripoli Road, providing a link between Sheikh Mohammed bin Zayed Road and Emirates Road at a projected investment of AED 500 million. The new link will significantly ease traffic flow on two of the major arterial routes that are favoured by commuters travelling between the two Emirates. According to the RTA, the second set of improvements includes parallel and supporting corridors to the Airport Road Improvement Project at an estimated cost of AED 490 million.
